Tertiary and residential area

Location

The sector is located in the municipality of Sant Cugat del Vallès, between the town centre and the AP-7 motorway, and between Can Graells Av. and the CAR (High Performance Sports Centre). The FGC (Sant Cugat-Sabadell line) divides the sector into two parts.

The sector has a railway station which works as connector between the Barcelona-Sabadell FGC line and the RENFE  Mollet-Papiol line. It covers the Sant Cugat Ronda Nord, in order to link the neighbourhood with the existing city.

Project

The purpose of the partial Development Plan is the development, deployment and management of PGM determinations. They get shaped with the consolidation of the city model that has been developed in Sant Cugat del Vallès in recent years, in which land uses keep balanced (housing, tertiary areas, commercial uses and facilities), and so does the relationship between urban and natural environments.

Description

The proposal defines three main concepts:
  • Establishment of a mixed uses sector, with tertiary activities established along the main roads and the settlement, mostly residential, in interior environments in relation to main communication infrastructures.
  • Approach of the city backbone conceived to take advantage of the physical support of Vallvidrera Rd. and Graells Av. (Camí dels Monjos), now understood as a new avenue that links different sectors of Sant Cugat del Vallès.
  • Arrangement of building types and their corresponding intensities depend on the characteristics of each building land lot.
